Hardie's HZ5 product line is formulated for regions with more moisture and freeze-thaw activity, and the material itself is non-combustible, doesn't swell or rot the way wood-based products can, and holds its factory-applied ColorPlus finish far longer than field-painted alternatives. It's not the cheapest option on day one, but it's the option we're comfortable standing behind with a strong, transferable warranty.
